Gallatin Real Estate - Is it Improving?

Is Gallatin Real Estate progressing? Yes….and no! Funds are available for a new $35 Million 4-lane bridge linking Sumner and Wilson counties at Gallatin. But it can’t be built until a $10 Million companion project, which would widen a 1.7 mile stretch of Highway 109 from the bridge to the Gallatin 109 By-pass is funded.

The new 75-foot bridge would be built east of the current structure that crosses the Cumberland River and Old Hickory Lake. Highway 109 is a critical artery linking Interstates 65 and 40…and connects Gallatin with Portland, Mt. Juliet and Lebanon.

Plans were originally made to build on the west side of the current bridge, but were changed when it was decided that the impact to properties, property owners and real estate values made an eastern bridge alignment more feasible. This was due to the fact that the road would have been too close to the water treatment plant that supplies Gallatin as well as real estate in several neighboring communities.

This entire area is rapidly growing and desperately needs this 38-mile highway improvement. And since the decision has been made not to build I-840…it’s even more important to fund this project. The current structure only has two lanes with no shoulders…so if there’s an accident - it’s a traffic nightmare.

A side note - This bridge is adjacent to Reba McEntire’s Gallatin lake home as well as a marina and popular Cherokee Steak House. There’s entirely too much traffic for a narrow two-lane bridge.

The Gallatin Real Estate market is also going to be improved with the re-paving of Highway 25…east of town. The work will begin September 8, 2008 and hopefully will be completed soon.

Tips for Collecting Silver

“How can I tell if my flatware is sterling or silverplated?”
This is our most frequently-asked question. If it doesn’t have
the word “sterling”, then it most likely is not sterling silver.
The word “sterling” is found on American silver dating after
1860. Early American silver is very rare and was usually marked
with only the maker’s name or initials. Silverplate has the
maker or company name and often includes terms such as “A1″ or
“quadruple plate”. These are various descriptions of the amount
of applied silver.

Whether you choose to collect sterling or silverplate, the
following tips apply.

Choose a Style, Era or Maker. Reflect upon your lifestyle and
personal taste, then make choices that will be a good fit. There
are many specialty areas of silver collecting. Some collectors
are devoted to a pattern while others collect a particular maker
or era. Some only collect a particular type of piece, such as
fish servers or tea strainers, and many expand into all areas.

Mix-n-Match. The mixing and matching of patterns has great
aesthetic appeal on any table. This is a wonderful option
particularly with hard-to-find, discontinued flatware patterns
and is often a must for affordable entertaining.

Wear or Damage. Signs of use do not necessarily detract from
value while damage may or may not. Slight damage on a rare
flatware or hollow ware piece will not significantly reduce
value, if at all. Be wary of buying tarnished silver as it can
hide otherwise obvious wear, damage or repair. The price of a
tarnished piece should be signficantly lower than retail because
the true condition of a tarnished piece is unknown.

Monograms. Many collectors view the old, elaborate monograms as
a lost art form and historically important. It does not detract
from the desirability or value of a piece. If the pieces you
collect are readily available without monograms, they are, in
this case, more valuable if they do not or never had one.
Monogram removal can damage a piece and is, in most cases,
easily detectable.

Authenticity. Some collectors frown upon pieces that have been
updated, such as replaced knife blades. Silverplated blades are
often found with wear. They can easily be replaced on hollow
handle knives and some prefer to have them replaced with
stainless steel blades. However, stainless steel was not
introduced until the early 1920s. This is one of those areas
which is a matter of personal collecting preference.

Repair. Dents, disposal or other damage can be repaired by a
silversmith. Pieces can also be replated. The cost is
prohibitive for easily-found pieces but is worthwhile and
economically feasible for the rare pieces.

Modified Items. Be aware that these exist and learn how to
determine if a piece has been modified from its original state.
Common flatware pieces are sometimes altered to make them appear
to be rare or more valuable pieces. For example, spoons are
sometimes cut to resemble ice cream forks. A sugar spoon may
have been pierced to resemble a sugar sifter. Avoid purchasing
modified pieces for your collection.

Forgeries. New forgeries in popular and rare patterns appear
regularly for sale on the internet. In particular, salt spoons
and rare pieces such as asparagus servers. Many of these pieces
have no maker’s marks and some have been recently reproduced.
Further, forged maker’s marks in silver have appeared for
hundreds of years. The age of a piece does not necessarily
indicate it’s authenticity.

Educate Yourself. Many good silver books are available in the
collecting section of your local book store or library.

Hey! Want to Know How to Get Your Kids off the Couch and into the Garden?

Is it just me, or do kids these days not seem to do anything but
sit around watching TV and playing computer games? Now don’t get
me wrong, I’m not saying we should go back to the Dark Ages, but
a bit of exercise wouldn’t hurt, in fact it would actually be
good for them.

I know you’re probably getting a bit fed up of everyone telling
you that your kids should be playing actively out in the fresh
air and having fun and socialising with friends, rather than

are becoming more overweight and unhealthy and we need to do
something about it, and fast.

OK, so you worry about the kids when they’re out of the house,
what parent wouldn’t? But you can easily keep them close by and
let them play safely outside in your own garden.

Easier said than done, I know, trying to prise them away from
their beloved TV or computer screens and into the great outdoors
- you just need to find that something that will encourage them.

Now I’m no expert, but the perfect solution to your problems
could well be to create a fun and challenging playground in your
own garden. It’s amazing what a difference a climbing frame and
a couple of swings can make, and there are so many different
climbing frames and play activities to choose from. Kids will
enjoy playing out in the garden, giving them the encouragement
and persuasion to lead a more active and healthier lifestyle
without them even realising it.

I know you’re probably thinking that this might be a costly
solution, but that’s not necessarily the case, and it’s one
that’s well worth considering. It’s possible to buy a good
quality, long lasting and safe swing set from as little as £156.

There are so many great ideas and innovative designs for
climbing frames these days, such as castles, that kids are
simply spoilt for choice. Kids can have hours of fun exercising
their imaginations and their bodies as they can act out real
life adventures of their favourite TV and computer game heroes
instead of just sitting watching them.

There are such a wide range of climbing frames and accessories
available on the market that I’m pretty sure you’ll be able to
find the perfect play system for your child at a price that you
can afford. Bring back the good old fashioned fun with a
traditional wooden climbing frame and watch your kids grow and
develop as they transform themselves from couch potatoes into
healthy and active human beings.

Choosing Summer as Your Theme

Probably the most popular wedding theme has to be summer. Everyone is in a festive mood accented by the sunshine. It is easy to select a favor to match that. Flowers would be the first choice of design element. Always a big hit are tiny vases or candle holders shaped like a rose.

How To Clean Your Golf Clubs

The off season is a great time for cleaning your clubs and doing
other repairs and maintenance on your equipment. It’s also a
great time to take inventory of what you have, what you don’t
have and what you’ll probably need to replace for next season.

When it comes to cleaning your clubs, you have two basic
choices. Have someone else do it for you, say, the pro shop–or,
do it yourself. While there are a lot of things I recommend that
the pro shop do, cleaning my clubs is something I like to do
myself. Not only does make me feel good afterwards–newly
cleaned clubs look great–but it also gives me some quiet time
to inspect my clubs slowly and closely, which is something I
totally overlook during playing season.

If you want to clean your clubs yourself, grab a few things and
get to work. You’ll need a bucket, some clean clothes, a tooth
brush or something similiar, some mild dishwater soap and some
elbow grease.

For your irons:

Important Tip: Do NOT submerge your club heads into the bucket
of water above the ferrules!!!

For newer golfers, the ferrules are those black rings where the
club meets the shaft.

Okay, here we go. Put some warm water into the bucket, along
with a dab of soap. Don’t use very hot water. Hot water can
loosen your ferrules. Also, you only need enough water to cover
the heads of your irons…not the ferrules!

Put your irons, club face down, into the bucket and let them sit
for a bit. When you’re ready, take one out and using the old
toothbrush, give the grooves a nice washing. Technically,
cleaning the grooves is the most important part of the whole
cleaning process. You need and want those grooves to be clean so
they can do what they need to do when they impact the ball.

After you get the grooves cleaned out, run your brush over the
sole of the club and get rid of any dirt or debris that might be
hanging on there. Once you’ve finished this step, you’ll need to
rinse the heads with clean water. A garden hose works well for
this.

Use your clean cloth to wipe and dry the club heads. Make sure
they are dry. You can also run your cloth up the shaft to wipe
it down to. Do not put your clubs back into the bag wet.

For your Woods:

Never submerge persimmon woods into water! Many people suggest
that you never submerge metal woods into water either. Doing
this tends to fade their shine, or so I’ve been told.

My advice, and what I do, is simply use a wet cloth on my
persimmon woods to wipe them down and then I immediately dry
them off. I use the same old toothbrush I used on the irons to
clean out the grooves on my woods (and, again, this is the real
reason you’re cleaning in the first place) and then I wipe them
down again.

Cleaning your grips:

Unless you have a unique set of grips, the following works
pretty well. If you have special grips, do what the vendor
suggests for cleaning them. For the rest of us–

Put some warm water in sink and add some dishsoap. You’re going
to need suds (and lots of ‘em) so give the soap bottle a good
squeeze. When you have a small mountain of suds, turn off the
water. Dampen a cloth and wringe it out. Then get some suds on
the cloth. Use the cloth and suds to wipe away any dirt, oil,
etc from the grip. Turn the water on, hold the grip under the
water to rinse, then dry the grip off. Do your clubs one at a
time and make sure they are dry before putting them back into
the bag.

If you find a really hard place to clean, try some Windex on it.
Wipe and rinse as before.

This is also a great time to check the worthiness of your grips.
If you have some (or all) that have seen better days, think
about replacing them before the season opens.

Battery-Powered-Tools, How to Get the Most From Them

I remember a few years ago one of the sales people at my local hardware store told me they were expecting the arrival of new battery powered circular saw, I think it was a Makita. On hearing the phrase “battery powered circular saw”, I laughed out loud and told him to call me when the battery powered table saws arrive. Within a couple of years I had purchased one of those battery powered circular saws that I so willingly scoffed at just a couple of years earlier. I soon discovered that having portable tools had huge benefits. That’s why companies like Porter-Cable, Makita, Delta and others have focused on these areas.

These days battery powered tools are available is drills, drivers, impact drivers, routers, jig saws, portable planers, circular saws, reciprocating saws and chop saws, and even Ryobi has battery powered chain saw that works well for big jobs that other tools can’t handle. So to see how to get the most from these tools.

Lets stop for a moment and look at batteries that power these units. Most power packs that drive these tools are a series of small rechargeable batteries all wired together to give the optimum power. These rechargeable batteries are very similar to the flashlight batteries that you buy for your TV clicker and garage door opener and various other home products.

The difference between rechargeable batteries like Duracel and Eveready, are that the rechargeables have higher quality shells and consist of slightly different components to make them safe to recharge. The rechargeable batteries that are wired together are normally nickle cadmium (nicad) 1.2 volt batteries. When they are wired together in series … 8 together equals 9.6 volt, 10 together equals 12.2 volt, 12 together equals 14.4 and so on. That is how more power is generated, more little batteries, more power, and of course, more weight.

The more batteries that are wired together, the greater the torque (or twisting power) of the tool. Torque is created by a combination of horse power and speed, and high speed does not necessarily mean high power. Conversely high power does not necessarily come with high speed..

You will find another type of battery on the market called a “nickle-metal-hydride” (Ni-MH). These batteries use compounds that give the batteries a slightly longer life (they also cost a bit more to purchase). Some contractors prefer tools that will give them longer battery life which is the reason for this more advanced rechargeable battery version.

As woodworkers, we all know one thing, HEAT is our greatest enemy. When saw blades get too hot they lose their tensility and become dull, screws that are driven into hardwoods can snap because of the high heat created by friction, and heat can burn out the electric motors of our machinery if we are not careful. Heat is also the enemy of batteries. All batteries heat up when they are being recharged. The larger battery packs such as 18 volts and larger tend to heat up even more because there are so many batteries in the packs and they don’t have heat dispersion characteristics as smaller packs because there are so many batteries next to one another. Batteries tend not to take a charge when they are hot, so keeping the ambient temperature normal to cool is a benefit.

On the flip side, batteries do not do well in cold either. Once the temperature drops below 14 degrees Fahrenheit ( minus 10 Celsius) batteries do not perform well (if at all). Most batteries will lose their power when the temperature gets this low.

The recharging of batteries is a bit of a mystery to a many people. The tendency is to keep batteries fully charged all the time. In truth, batteries need to be exercised in order to keep them in top shape. This means they should be fully discharged every few months, then fully re-charged. “Topping” up battery charges will make the batteries lose their effectiveness, and after a time they will only take a partial charge because that is what they have become accustomed to. This means they will lose their ability to use the full charge. If your older cordless device is doing this, sometimes you can rejuvenate the battery by charging and FULLY discharging it several time.

My old 9.6 Craftsman portable drill, which is now 10 years old has been one of the best tools I have ever owned. I have no idea how many screws it has driven, holes it has bored or blades it has ground, but it’s batteries have almost given up now. I checked on the price of new batteries and it will be more cost effective for me to upgrade to a whole new unit … but I have no intention of getting a big hulking unit, with tons of power, I don’t need it and I refuse to pack around all that battery weight, so I am currently investigating some 12 volt units and looking forward to another 10 years of service from my new drill, and when I need more power, I always have my trusty plug-in drill, and the hassle of extension cords that goes with it.

5 Quick Tips for Getting Better Results from Genealogy Message Boards

If you’re been researching your family tree for any length of
time, you’ve no doubt come across (and perhaps even used)
genealogy forums, discussion groups or mailing lists. While
these can be a great resource for essentially putting other
people to work on your research, the results can sometimes be,
shall we say, “uneven.” But the problem may not be the board,
forum or list you’re using. It might not even be that you’re
asking terribly difficult questions, or looking for incredibly
obscure pieces of information. Instead, your lack of results
could be a simple case of not understanding the proper way to
use these incredibly powerful tools.

When you post a query online, you’re asking your question of
thousands of people around the world. Amazingly enough,
considering that people are strangers to each other, you’ll
often get long and helpful answers to your queries. But if
you’re not, if you’ve been posting lots of messages and getting
infrequent replies (or none at all), it may mean that you
weren’t sufficiently clear in the query you posted.

You can often double your chances of getting a response if you…

1. Type surnames in capital letters, LIKE THIS - it makes them
stand out.

2. Are brief, but add important information, such as: dates of
birth and death, areas the person lived, name of spouse, and of
children. Here’s an example of a query: ‘DENHAM, Harold Edward -
I’m looking for the parents of Harold Edward DENHAM of Ithaca NY
(1855-1909). His wife was Julia Elisabeth KINGSTON, and they had
two sons, Edward, who died in 1900, and John, who is my
grandfather. You can contact me at myemailaddress@yahoo.com.
Many thanks.’

3. Are concise in your query, but add as much information as you
have, and remember to ask for what you want. For example, you
could start your query with phrases like: Need the parents of
(or children, or wife, etc); More information about; Would like
to correspond with anyone knowing… and so on.

4. Can narrow down the region in which your ancestor lived to a
county or a town. If you can, do so, especially if you’re
looking for a popular surname.

5. Don’t include too much information, and also, don’t ask for
too much information. If you want information on several members
of a family, post separate queries for each one. Most people
skim forums, and if a query looks too complex, they’ll pass over
it.

A Chilly Birthday Cake for Those Hot Birthdays

It is traditional in most western countries, to celebrate a birthday with some sort of feast. The most celebrated item is of course the cake. After all if there is no cake, it’s not a birthday party!

Ok, now when we think of a birthday cake we most often think of something that has been baked. But there are many other alternatives that can add interest, appeal, excitement, fun and the most important of all….the yum factor.

Where I live, we have lots of hot weather….and what do kids love on a hot day…Ice-cream of course.

So what types of wonderfully exciting ice-cream cakes can we make?

You need to decide just how much time, effort and money you want invest in it. You could make the ice-cream or just buy it; you can do it yourself or delegate it. You could get the kids to help. Whatever you do, you must give some thought to what the guests will enjoy.

Personally, my time is very limited, so quick and easy really appeals.

Here is the easiest recipe I know.

Choc Cherry Challenge

(The challenge is to work quickly enough so that you do not have liquid icecream….the other challenge is not to eat it all by yourself)

You will need:
1-2 cans of preserved, pitted cherries, drained well, reserve the juice
Gelatine powder
1 tub of vanilla ice-cream, softened slightly.
Your favorite chocolate sauce (how much is entirely up to you)

Method

STEP ONE
Following the instructions on the gelatine packet, make a jello with the juice and gelatine powder, using the juice as the liquid.
Pour into a chilled spring form cake tin; lightly sprayed with a non-stick cooking spray.
Refrigerate until set.(approx 1 hour)
This layer should only be about to inch thick.

STEP TWO
Turn the ice cream out into a large bowl; gently mix the cherries into the ice-cream,
Pour the ice-cream into the cake tin,
Pour the chocolate sauce into the ice cream and swirl it through using a spatula. Do not over mix.
Work quickly and get the tin back into the freezer as soon as you can.
Note: you will lose about 25% of the volume of the ice-cream, because it has been softened. This is normal.
Freeze overnight.

Turn the ice-cream cake out and decorate it as your fancy takes you.

Variations:
You can be as adventurous, colorful or as crazy as you want. Remember that a cake for a 3 year old will be very different from a cake for a 23 year old.

Try these other ingredients for variety
Choc chips,
Candy,
Nuts,
Candied fruit,
Candied edible flowers,
Cake - crumbled,
Flavorings like sauces, toppings, syrups, etc
Booze (for adults only please) - the best results are obtained using spirits or liqueurs but don’t use too much.
Literally your choices are limited by your imagination.
